INSPECTIONS, CONDITION MEASUREMENTS & MJOP
NEN 2767 Inspections
There are several reasons for mapping the condition of construction&installation:
- carrying out a renovation in an existing building;
- outsourcing the maintenance of the entire building&installation;
- or the mapping of all construction and/or installation components;
- providing insight into maintenance costs (preventive and corrective maintenance).
For the above examples, a condition measurement according to the NEN 2767 methodology is the perfect tool. This standard is the guideline for recording defects and the ageing of installation and building components.
NEN 2767 Condition measurement

An inspection in accordance with NEN 2767 includes the following activities:
- Visual and auditory inspection of all construction and/or installation parts
- Recording of defects or faults in construction and/or installation parts
- Numbers and data collection of all construction and/or installation parts
- Preparing reports
In addition to the inspection report according to NEN 2767, a multi-year maintenance plan (MJOP) can be drawn up. This MJOP provides insight into the costs of preventive and corrective maintenance per year. Vrancken Business Solutions B.V. uses the O’Prognosis software package for this purpose. By applying this software package, it is possible to index the MJOP on an annual basis and to immediately incorporate changes or renewals in the budget. This provides permanent insight into the costs of maintenance and the condition of the construction and installation parts.

Preparation of MJOP (Multi-Year Maintenance Plan)
When are investments necessary and what amounts should be available? It is often not easy to predict larger expenses when they can have a major impact on your balance sheet. Vrancken Business Solutions B.V. has certified inspectors at its disposal who can assess the necessary future investments as accurately as possible.
In order to put together a high-quality MJOP, we invariably go through the following phases:
- By means of an intake interview we determine the preconditions. The desired condition level and your strategic plans with your property/installations is of decisive importance in order to determine the investments in size and time;
- Subsequently, we send our certified inspectors to your locations to determine their status conclusively;
- The recording results are then processed into an overview of (smaller) repair costs and (larger) planned replacements;
- The established investments are time-bound based on prioritization;
- The MJOP is ready. An extremely reliable estimate of the required financial investments in relation to time, varying from 10 to 20 years depending on your requirements
With an optimal MJOP you have the right instrument to compile a MUP (multi-year implementation plan) from it. This gives you control over the maintenance to be carried out and thus retains the (capital) value of your property. You steer! We like to be your dashboard!
